  • When does refinancing make sense?

  • What's a 'no-closing-cost' refinance?
    The lender pays your closing costs in exchange for a slightly higher rate (typically 0.125-0.25% higher). The cost is real — it's just baked into the rate rather than paid upfront. Run the math: a no-closing-cost loan is better if you'll sell or refi again within 3-5 years.
  • Should I take cash out?
    Cash-out refinancing converts home equity into liquid cash but raises your loan balance and usually your rate. Only make sense for high-ROI uses (paying off higher-rate debt, home improvements that materially raise property value) — not vacations, weddings, or one-off expenses.
  • Can I refinance with bad credit?
    Yes. FHA Streamline, VA IRRRL, and some conventional lenders allow refinances down to 580 credit. The rate hit at lower credit is real — you'll see 0.5-1.5% higher APR than a 720+ borrower would qualify for.
