    Active-duty service members (90+ days), veterans (varies by era and service length), members of the National Guard or Reserves (6+ years for some programs), and certain surviving spouses. The VA issues a Certificate of Eligibility that confirms qualification.
  • Is there really no PMI?
    Correct — VA loans never require private mortgage insurance, regardless of down payment. The VA charges a one-time funding fee instead (1.25% to 3.3% of the loan, depending on down payment and prior VA usage), which can be financed into the loan.
  • Can I use my VA benefit more than once?
    Yes, but with limits. The VA's entitlement amount can be restored after you sell a home with a VA loan and pay it off. Most lenders will let you have one active VA loan at a time, with a partial-entitlement option in specific cases.
  • Does a VA loan have a maximum amount?
    There's no hard maximum, but the loan must be supported by the VA's appraised value and your debt-to-income capacity. Loans above your county's conforming limit may require a small down payment if you don't have full entitlement.
